Robert Spence,
I want to thank you (and all the others) very much for the
decisions being made. I spoke to Maria (before the Friday
meeting) and we were pretty much in tune with each other
as to what needed to be done and what would be nice but
definitely not part of this special assessment. I wish I
were down there to be part of all of this. That was one
of the reasons I felt I should resign from the Board, but
I won't. I have discussed it with my husband and others
and they feel, as I do, that would not send a "good"
message to the owners. I do appreciate all that you are
doing and I just want you to know that.

Your list of "non-essential"
items includes some that we will have to face in the future
and I'm sure that making the choices was hard. However,
I think that the process of discussion and deliberation
regarding the prioritization of work to be done and the
openness of communication regarding same will go a long
way in promoting the credibility of the process. This will
then help to mitigate concerns and objections as the project
proceeds ( such as x or y $ figures). You folks are to be
commended for undertaking a difficult task. One that will
even benefit those who object to it out of hand. The realities
of time, weather, wear and tear and deferred maintenance
are what they are and if people can't accept that it is
now time to address these issues then they probably need
to sell. Problem is, they probably wish this would all go
away for a little while so that they could cut and run before
having to contribute. Well, too late for that. I still think
that a good cake sale or two would solve this situation.
I am still very interested ( like all others) what the final
project work list will look like and how much will be assessed
to each owner. My perception is that my unit probably will
not need or get as much work as some of the others and some
of the "non essentials" factored into how I rationalized
my benefit vis a vis the additional cost. You know, it's
kind of like going out to dinner with a group where everyone
agrees to split the bill evenly-- but you have chicken and
others get lobster."
The
following is a letter we received from the owner of unit
24, we normally would edit the comments for size but we
have decided to post it in its entirety.
"We have just read your
White Paper. A document that we've said has been
needed in order to properly inform owners of where we were
and why, where we are and where we MUST go to make SeaWinds
they type of community that we want to live in, vacation
in and most importantly see our investment grow in. I'm
sure this document will aid in dispelling misinformation,
rumors, etc., and create understanding and support.
It has been obvious
for the last few years that the Association's Board, Tim
Palmer and now you are seriously committed to doing exactly
what needs to be
done and not turning a blind eye to those problems that
for so long were left
un-addressed and compounded over the years.
I (Audrey Landers)
have been a member of our condo's board in CT for 5 years.
I know what kind of time, work and dedication is necessary
to run a
financially strong, sound organization. We thank you, the
Board, Joe Wood and others in your organization who are
working on our behalf.
We were glad to
read that you are considering instituting some specific,
new
rules to insure the integrity of the work that will be accomplished.
Our
condo association here has some very strict rules that are
fairly and constantly
enforced (often to the chagrin of owners!!). It is not necessarily
easy to do,
but owners do, over time, realize that they help in maintaining
an
aesthetically pleasing community, financial strength and
rules also aid in reducing maintenance costs/problems.

Hi Robert,
We visited our condo this weekend and we noticed many changes
to the
exterior. In general, we were impressed with the quality
of the work and
the extent of the changes. It is nice to see that our investment
is leading
to such positive improvements. We have consistently supported
this large
renovation project and are pleased to see this progress.
