During May the final Scope of Work Items were completed, which were applying elastomeric coating to the vertical surfaces of Ketch, installing gutters and downspouts on Cutter and Ketch, and installing the last two sliding glass doors in #’s 63 and 64. The Punch List Inspections have been performed on the Unit/balcony related items up to Unit #34 with only minor, typically anticipated, discrepancies to correct, such as clean up and touch up paint. Unit #’s 1 through 27 have been completed and accepted, except for replacing a broken piece of glass in a window in #17 and installing an operable balancer to a window in #27. Punch List for all exterior envelope items has been performed on Yawl and Bark with The Contractor in-progress of correcting the discrepancies. The erosion protection barriers were completed at all strategic locations and the 2”x10” cap was in-progress, since all backfilling was also completed, at the end of the month. The irrigation continues to be a difficult item to complete with the main pump wearing out and struggling to locate all damaged wiring and broken distribution lines. The seven catch basins, which are located between the Buildings, were in varying stages of completion with their respective discharge lines being plumbed through the erosion protection barriers to prevent erosion at the lagoon entry points. We all welcome the new Property Manager, Phil Cole, although Mr. Spence will continue to be the Project Point of Contact until Final Completion, which appears to be possible in July and would be three months ahead of the original schedule!
